See, when I launched my first property, I had no plan in place for achieving year round bookings...
I had NO IDEA where to start
I had no plan in place for achieving year-round bookings, and
I didn't have a clue how to price my property
So what did I do?
I made my most expensive mistake!
I decided to use a large booking agent, thinking they would be able to show me the ropes
BUT in fact, they cost me thousands!
Why?

Firstly, they convinced me to launch with a 25% reduction in my rates during the high season to encourage bookings!

They controlled the pricing and set it far lower than it needed to be because they took a booking fee from the guest for each booking

This met their objective of driving the volume of bookings - but didn’t help me to increase my nightly rate and grow my income
I was getting booked - but at a far lower price than I could have achieved!

Secondly, as well as a guest booking fee charged to the guest (that could have gone to me)

They were charging almost 25% commission fee wiping out much of my margin.
So after almost 2 years of knowing that I was losing out on much needed profit, but feeling stuck, I decided to make a huge change and develop my own system for

How did I do it?

A combination of using my past experience as a marketing consultant

Lots of research and analysis

Significant amounts of learning and tweaking

Learning from both mine and my client's experience
Setting out on my own gave me back the control of my diary, my pricing and my income
What happened next blew my mind!
My income from just one property grew from $29,000 to $48,000 the following year. A whopping 40% year on year increase!
And over the next few years it continued to rise - to $63,000 then $70,000 a year. That’s an increase of 85% since I first started!
This was the same property, with the same amenities - but a brand new approach to marketing it!
My approach! That I had created

my occupancy went up

my costs went down

my nightly rate increased

as I wasn’t paying out tons in commission
My average nightly rates went from just $75 in year one to over $220 a few years later - that's more than two and a half times more!
